Question by jerry M: How WorldMark by Wyndham timeshare program is related to the Wyndham program?
I went to WorldMark by Wyndham presentation.
They weren’t able to answer this question. All personnel was wearing Wyndham labels. But they claimed that they are very separate from Wyndham. And they claimed that they aren’t “timeshare” program at all but a vacation ownership program.
So are WorldMark points the same as Wyndham points?

You will have to earn it by sitting through a long sales pitch, often of more than two hours, and frequently using high pressure tactics. For that, you will earn the cheapest of the “gifts” listed.

Answer by Sweetharttt They will ask questions on your vacations that you have taken. Tell then you stay at the cheapest hotels you can find because you are there only to sleep and not for the amenities provided. Tell them you spending a lot for a room, or having a kitchen is not for you. On vacation you do like to eat out. Getting the time down to 90 minutes will be the hardest because they keep switching you from one sales person to another with different speels. Just ell them you have tickets or a play starting at such and such a time and need to leave when your time is up. Just don’t fall for their words’

Answer by Roy W Real estate due diligence usually involve the verificaiton of claims. You want to know the buidling actually exists. You want know that he owns the building. These information can be obtained from the local courthouse.
But you are dealing with timeshare, which is murkier. A reputable seller would therefore should offer you more information, such as the evidence of legitimate contract. Telling you to do your own diligence when it is nearly impossible to do so would be an indication that you might want to think it over.

I’ve always made on-time monthly payments on my timeshare until now…I’ve filed for hardship with the timeshare company but haven’t received an answer from them. Also known as “vacation ownership” “holiday ownership” and “interval ownership” , its umbrella covers traditional deeded timeshare ownership, fractional ownership, private residence clubs, points clubs, and more. Some would even broaden the term further to include campground memberships and the ” condo hotel” concept, in which a condo is purchased outright but the owner is only allowed to use it for a specific periods of time and it is rented by a hotel management company for the remainder of the time.
Regardless of how loosely or rigidly you choose to define the term, the basic premise of timeshare is simple. You and a group of other people share the purchase cost of a vacation accommodation, in increments of one week (or more) per year of use, thus guaranteeing your ability to use that accommodation during the period of time you choose, either for life or for a specified number of years. Accommodations range from hotel rooms to condos, from cabins to luxury houses and castles, from yachts and cruise ships to RVs and houseboats.Owning timeshare in the traditional sense means a condominium/villa/house/hotel unit, etc. is subdivided into 52 separate units of time (52 weeks in 1 year), and usually sold to a maximum of 51 owners (leaving one week each year closed down for annual renovations and/or maintenance). Each owner would own 1/51 of the unit. Each share repesents one week of vacation. Each owner is entitled to ownership rights and privileges of the shares that they purchased.

If I own a home out right, worth about 0,000. What do I do if I want to make it into a timeshare? Who receives the money that the timeshare holders pay? Do I loose all interest in the home if I do this? I can’t find anything online that will give me any helpful answers. Can anyone enlighten me?

First of all you have to asses where is your vacation home located at and if it has any demand from people on vacation just to find out if it’s worth to sell it like that (this will cost you money).
Then you have to go trough what ever license you need to operate or be able to sell the weeks(more money), I am talking county license and maybe ARDA license (American Resort Development Association).
The basic concept is that you divide your house in 52 weeks, you sell 50 and leave 2 for maintenance.
The price of the weeks has to be divided according to the demand of the season (high demand weeks cost more).
The maintenance fee is equal for all the weeks.
After you figure all that, then you have to HIRE some hardcore sales team to market it and sell it (and pay super money). Usually this will cost you around 40% of the Price of the week.
At this point after everything I explained to you (witch it is just the tip of the iceberg).
In order for you to just make your 0,000 you will have to sell some of the weeks at prices over ,000 USD.

Timeshare was purchased in the 1980′s and we want to transfer the title / deed to another member of the family. I assumed since it was a deed, any title company could do it, but I haven’t found one yet that has a clue. Does anyone have any experience with this?

Answer by Allen S Yes — they are different. To trade your points for a different timeshare, you need to belong to a timeshare broker organization, such as RCI or II. For a fee, they allow you to exchange your “points” for other properties, get airline miles, rental cars, etc..
