Has anyone purchased a time share through Villa del Palmar Resort in Cabo San Lucas. I need your thoughts …?

My parents are looking at a time share with this company and are currently in Cabo San Lucas, Mexico. Have you purchased a time share with them and was it worth it (cost wise, availability to get a room, etc.). Would you recommend them or not? Are there any hidden fees? Anything they should be worried about? Please let me know asap. Thanks

A timeshare is a form of ownership or right to the use of a property, or the term used to describe such properties. These properties are typically resort condominium units, in which multiple parties hold rights to use the property, and each sharer is allotted a period of time in which they may use the property. Units may be on a part-ownership or lease/”right to use” basis, in which the sharer holds no claim to ownership of the property. The notion of the term “time-share” was originally created in Europe in the 1960s. A ski resort developer (Hapimag) in the French Alps marketed their vacation resort through motivating guests to “stop renting the room” as well as instead “buy the hotel”. Subsequent success adopted, and the concept had been rapidly accepted by developers worldwide, improving product sales associated with surplus condo units at a time once the resort industry was depressed. Because of the guarantee associated with trade, these types of units, known as “vacation ownership” by the business, frequently market no matter their own deeded resort (most are deeded into a certain vacation resort site, though additional forms of use do exist). What isn’t often revealed is that are all different within buying and selling energy. If your are in The islands or The southern area of California it will trade well; nevertheless, those places are some of the most expensive on the planet, subject to need usual for a highly trafficked vacation region.

Most timeshare tours consist of a minimum 90-minute revenue presentation on the timeshare location or income center, guided by a salesman, an present of some kind of snack or meal, and ending with one or a lot more salesmen (and often the revenue manager) encouraging and even pressuring for any obtain. The firm sending the guest towards timeshare vacation resort normally receives some kind of referral fee, which has resulted inside a substantial quantity of corporations that present timeshare tours as an incentive.

In order to go on a timeshare tour, each timeshare resort has a different set of qualifications, usually consisting of age and income and occasionally must be citizens of the country where the resort is located.

Timeshare businesses decide which nations they will accept friends and family from. If married or cohabiting like a couple, each spouses or partners need to attend. Singles are qualified differently. Men ought to typically be married, though women can generally get away with becoming single (and sometimes they even reduce the minimal profits requirement).
This can be mainly because in the perception that it really is simpler to sell the timeshare to a woman than it’s into a man.

Every single location normally allows a single tour per year.Typically a timeshare tour is thrown in as either a bonus or even a necessity for getting some item from a business, frequently 1 that’s vacation related. Telephone surveys, vacuum cleaner salesmen, and additional, offer incentives to shoppers who are willing to listen to them these kinds of as being a “3 day/ 2 night stay” in Las Vegas, San Francisco, or other common getaway destinations. These incentives are, in reality, a commitment to take a timeshare tour.

Travel businesses leverage their present contracts with timeshare hotels to present more competitive vacation deals, such as totally free hotel remain, indicate tickets, and so on… These will commonly be offered in the type of the “$99 dollar holiday package”, that will involve a several night remain, tickets, and so on with the requirement that the traveler qualify for and acquire the timeshare tour.

Some timeshare tours can extend effectively beyond the quantity of time originally quoted for the tour and can require the application of large amounts of pressure by various income agents. Occasionally, a cost-free benefit will be denied or delayed until the guest agrees to invest in from your holiday resort, but it is only the circumstance when the organization is not a credible a person.

All the time shares are pretty much the same all over Mexico. I bought a time share in Puerto Vallarta and enjoy it very much. There are charges over and above the time share cost. Each year a maintanace fee has to be paid whether you use the facility or not and each year this increases. When you stay, a fee is charged for the daily use of the all inclusive at a reduced rate. Also some of the resorts use a company called RCI which you could be required to become a member at a price after the second year.

If the resort uses a high pressure sales pitch ( making you feel guilty for not purchesing a time share then back away fast.) Some people have been in tears when leaving the seminars.

This is something that should not be rushed into until you get all the facts about time shares. Once you buy one the resort will be at you to upgrade each year unless like myself you tell them to leave you alone.

Never pay the price they are asking. Make them give you a better price. It worked for me. They will tell you the price will go up if you don’t buy now. I told them I would be back before I left the resort and let them know what disision I would make, and if the price was more we wouldn’t be doing business.

Google time shares and see how many people are desperate to sell theirs. The sales people are super high pressure and tell you what you want to hear. The best advice I can give you is get out fast before you sign anything!!

Villa del Palmar belongs to Villa Group. The company started in Puerto Vallarta about 20 years ago, and now they have 7 resorts, 3 in Cabo San Lucas, 2 in Puerto Vallarta, 1 in Nuevo Vallarta, and the newest is in Loreto.
I used to work for them, is a very good company, and all members are happy.
The best refference your parents can get is from the members, tell them to talk to people in the pool, to heard all details, goods and bads, and make a decision from there.
I sell time share for another company now, and also own myself a membership with Fiestamericana Vacation Club.
The best advice I can tell your parents is: if they like the Resort and like to go on vacations every year and save money in the long run, a time share is a very good investment.
    Cheers

Timeshare is definitely for people with NO FINANCIAL problems and when doing it for the RIGHT reasons and under the RIGHT CIRCUMSTANCES it can be a GOOD THING.

    BIG "NO,NOS" IN TIMESHARE:

*If you normally spend less than $100 USD a night for accommodations then timeshare is NOT FOR YOU
*It is not a financial investment
*Don´t buy if you plan to rent it
*Don´t buy if you plan on reselling
*Don´t buy if you plan on exchanging often
*Make sure you can afford to travel at least one week a year
    *NEVER BUY FROM THE DEVELOPER

    THE RIGHT CIRCUMSTANCES:

*This system makes vacation home ownership possible for many people who cannot afford a second home or who otherwise would not be able to enjoy such resort facilities. Timeshare is an investment in lifestyle, in future holidays, in family time together, and when viewed that way it can be a good investment indeed.
*Get it in an area the you LOVE and that you would visit every year without a problem
*Get it in a very nice Resort (where normally people would pay at least $200 a night)
*Get it in the resale market (it would cost you less than $1000 USD) so all what you have to spend is the maintenance fee.

    HERE ARE THE NUMBERS:

    $200 USD a night (in a decent resort) x 6 nights = $1200 USD

    Maintenance fee in a NICE RESORT x 6 nights = $700
    *Maintenance is a "decent resort" x 6 nights = $400

My husband and I bought at the Villa Del Pamar Resort in Cabo San Lucas about 8 years ago, before there was Villa Del Arco and Flamingos in Nuevo Vallarta. We are really happy with our purchase. It is now payed for and we have been back the last two years. Yes, I recommend you make reservations a few months in advance and understand that some of the newer properties are more popular and fill up faster. The Reservations team has always been very helpful in accomodating us though.

If your parents are still considering purchasing at Villa Del Palmar, advise them to ask a lot of questions at the presentation and let them know that we have made some friends at the resort over the years and all of them are very happy as well.
